Site and utility work for HOAs and property managers
One contractor for the dig, the pipe or conduit, and the cleanup. We work with boards and managers across North Jersey on sewer and water lines, drainage, site work, cabling and more, scheduled around your residents and restored when we leave.
JWSR LLC does site and utility work for homeowners associations and property managers in North Jersey: sewer and water lines and backups, excavation and site work, drainage, low-voltage cabling, sprinkler and irrigation lines, security camera runs and conduit. One contractor handles the whole job, scheduled around residents, with written quotes and clean restoration. Based in Hamburg, NJ. Call 862-268-2510.
Seven kinds of work, one crew
Sewer and water lines, and backups
Repairs and replacements of shared sewer and water lines, tie-ins to the main, and emergency dig-outs when a line backs up.
Sewer and water line work →Excavation and site work
Trenching, dig-outs, grading, backfill and general site work on common property.
Excavation →Drainage
Catch basins, French drains, culverts and regrading for the low spot that floods after every storm.
Grading and drainage →Low-voltage cabling
Underground runs for data and low-voltage cable between buildings, clubhouses, gates and amenities.
Sprinkler and irrigation lines
New irrigation lines, repairs to lines that were cut or failed, and the trenching to extend a system.
Security camera runs
The trench, conduit and poles to get power and network cable out to camera locations.
Security camera runs →Conduit
Empty conduit placed once, by trenching or boring, so the next cable or upgrade is a pull and not another dig.
Directional boring →Built for the people who answer to residents
One contractor for the whole job
A sewer repair that ends in a torn-up lawn, or a camera run that needs a trench and a pole, should not mean three companies pointing at each other. We do the dig, the pipe or conduit, the backfill and the restoration under one quote and one point of contact.
Scheduled around residents
We plan the work with the manager or board so residents know what is happening and when. Driveways and shared access stay usable wherever the job allows, and we bore under driveways and walkways instead of cutting them where we can.
Clean restoration
Backfill is compacted, lawns are graded and seeded, and pavement is repaired. For a community, the restoration is what residents remember, so it is part of the job and not an afterthought.
Clear quotes
Written scope, written price, and no surprises for the board to explain at the next meeting. If we find something underground that changes the job, we tell you before we do anything about it.

This is our crew on a New Jersey job site
Our own crews and our own equipment. We have placed over 1,100,000 feet of conduit across seven states, and the same crews do your trench.
What conduit work looks like at community scale
Over 1,100,000 feet of conduit placed, and close to 5,000 fiber drops completed. One residential build in Hamburg was 18,000 feet of conduit and more than 220 homes, each with a drop buried to the side of the house. At that scale, putting the lawns back is the job. Read it in A fiber build in Hamburg, NJ.
“JWSR LLC was contracted to bury fiber optic lines for internet behind our townhome. They did an incredible job of burying the lines and cleaning up the landscaping!”
“Had a complex project of running conduit under hardscaping to convert a fire pit to gas. James' team completed the project flawlessly with surgical precision. Boring under hardscaping and made it look easy.”
Is your community's internet slow or unreliable?
Many communities with underground utilities have trouble getting good internet because there is nowhere to run the cable. We can plan and build the conduit, handle the agreements and permits, and work with an internet provider partner to bring service in. Better internet for your community
What boards and managers ask first
Who do we talk to, the board or the property manager?
Either, or both. Many jobs start with a manager's call and then need a board vote, so we are happy to give a written scope and price that can go into a meeting packet.
Can you work around residents' schedules?
Yes. We plan the sequence with you, tell the manager what is happening each day, and keep shared access open where the work allows. Emergencies are different: a sewer backup does not wait for the next meeting, and we answer 24/7.
Do you handle permits and utility markouts?
Yes. We call in the 811 markout before any digging and handle the permits the job needs.
Can you give us a quote the board can compare?
Yes. Quotes are written and itemized, and we also give a free second opinion on quotes from other contractors.
