Hardscape work in New Jersey is regulated by what it disturbs and what it makes impervious rather than by what it is called. Disturbing more than 5,000 square feet requires a soil erosion and sediment control plan certified by the county Soil Conservation District. Separately, creating at least 0.25 acres of regulated impervious surface makes a project major development under the stormwater rules at N.J.A.C. 7:8. Patios, walkways and walls also carry the retaining wall permit rule: four feet of total height measured from the bottom of the footing, or any height at all where the wall supports a surcharge.

Hardscaping is where excavation meets curb appeal. We build patios, walkways, and paver hardscapes on a properly excavated and compacted base, so what we put down stays level and drains right instead of heaving and sinking.

How we do it

Patios and walkways get the same respect as any structure we build. We excavate to depth, build a compacted stone base in lifts, and screed the setting bed flat with the pitch designed so water runs away from the house.

Then the pavers go down tight, edges get restrained so nothing walks, and joints get swept and locked. If a gas line or conduit needs to pass underneath later, we can bore under the finished work instead of cutting it.

Why do paver patios sink and shift?

A skimped base. Pavers are only as good as the compacted stone under them. We excavate to proper depth, build the base in compacted lifts, and set the pitch so water runs away, not under.

Can you run utilities under existing hardscape without wrecking it?

Yes. We bore under patios, walkways, and driveways so gas, power, or conduit gets through without cutting what you already paid for.

How long does a patio or walkway take?

Most residential hardscape projects run two days to a week depending on size and site access. You get a real schedule with the estimate.
