Fire Service Lines, Hydrants & Private Fire Mains

Underground fire mains, private hydrants and PIVs, built and tested to NFPA 24.

A building with sprinklers needs a dedicated underground main to feed them, and it is not the same job as a domestic water service. JWSR installs private fire service mains, private hydrants, post indicator valves and the stub to your sprinkler riser, restrained and thrust blocked, then flushed, hydrostatically tested and documented so the fire protection subcode official and your sprinkler contractor both get what they need.

How we do it

A fire service line is the underground main that feeds a building's sprinkler system, its standpipes, and any private hydrants on the property. It is not the domestic water service and it is not built to the same rules. The design standard for this work is NFPA 24, the standard for private fire service mains and their appurtenances, and the whole run gets built, restrained, flushed and pressure tested to it before anyone signs anything.

We handle the underground half: the tap or connection at the street, the run across the site, thrust restraint at every bend and tee, the pit or vault, hydrants and post indicator valves, and the stub into the building for the sprinkler contractor to pick up. Then the flush, the hydrostatic test, and the paperwork the fire protection subcode official and your sprinkler contractor both need.

Most of the schedule risk on this work is not digging. It is the water purveyor, the backflow approval, and getting the test witnessed by the right people in the right order. We would rather tell you that at the estimate than in week three.

What is a fire service line?

The dedicated underground main that carries water from the street to a building's fire protection system: the sprinkler riser, standpipes and any private hydrants on the property. It is separate from the domestic water service, it is usually a larger diameter, and it is built and tested to a different standard.

How is it different from a regular water service?

Size, standard and paperwork. A fire service is sized for sprinkler demand rather than domestic use, it is designed and tested to NFPA 24, its backflow device has to be one approved for fire-protection service, and the test and certification get witnessed and documented in a way a domestic service never is.

Do you install hydrants and post indicator valves?

Yes. Private hydrants, post indicator valves, the vault or pit, thrust restraint at bends and tees, and the stub into the building for your sprinkler contractor to connect to.

Who connects the underground to the sprinkler system?

We bring the line to the agreed point at the building and your fire protection contractor takes it from the riser in. We coordinate the handoff point, the elevation and the timing with them up front, because a stub in the wrong place is an expensive week.

Do I need a backflow preventer on a fire line?

In New Jersey the connection is regulated under N.J.A.C. 7:10-10, and a device on a dedicated fire service has to be approved for fire-protection service and must not reduce the effectiveness of the system. It also has to be tested by a certified backflow prevention device tester, on an ongoing basis rather than once.

How long does a fire service line take?

The digging is rarely the long pole. The purveyor approval, the backflow submission and getting the flush and hydrostatic test witnessed in the right sequence set the schedule. Start those conversations at design, not at mobilization.

Do you work as a sub to a GC or fire protection contractor?

Regularly, and it is most of this work. We self-perform the underground with our own crews and equipment, coordinate with your sprinkler contractor and the purveyor, and deliver the test documentation your inspection needs.

Backflow prevention is not optional, and not genericNew Jersey regulates the connection under N.J.A.C. 7:10-10. A device protecting a dedicated fire service has to be approved for fire-protection service and must not reduce the effectiveness of the fire protection system, so a domestic-service assembly is not interchangeable. In New Jersey the application for a device on a dedicated fire service goes in on the Fire Protection Subcode Technical Section.
Who is allowed to test the deviceTesting has to be done by a tester holding a valid New Jersey backflow prevention device tester certificate. NJDEP publishes the certified tester list. Budget for the test and the recurring retest, because it is a live compliance item for as long as the building stands, not a one-off at handover.
Site disturbance still appliesA fire line trench across a site is soil disturbance like any other. Over 5,000 square feet and the job needs a certified soil erosion and sediment control plan from your county Soil Conservation District, which has 30 days to grant or deny.
