How many acres per septic system in Sussex County
DEP sets a septic density for every watershed, and across Sussex County it runs from 4.5 to 5.2 acres per system. Before you read anything into that: it is not a minimum lot size, and it does not mean your house needs five acres to get a septic. Here is what it actually governs, watershed by watershed, and the towns already zoned past it.
Read this before the table
The septic density is a planning number, not a lot size. It is what the state uses to work out how many more septic systems a watershed can absorb before groundwater nitrate becomes a problem. Whether yourlot can carry a system is a different question with a different answer: soil testing and a design that meets N.J.A.C. 7:9A, on a lot that meets your town’s zoning. Plenty of working systems around here sit on well under an acre.
Where the density does bite directly is on subdivisions. An application for 50 or more realty improvements has to carry a nitrate dilution model showing it meets the groundwater standard. If you are dividing land, this table is your early warning. If you are putting one system in on one lot, it is background.
Why it changes across a single town
The standard follows watersheds, not municipal lines, and most towns here sit in more than one. Wantage spans five. Sparta spans four. The number is driven by how much rain the ground recharges and how much nitrate that recharge can dilute, which is hydrology, so it stops where the watershed stops. Two neighbors on the same road can fall either side of a line and the state treats their ground differently.
That is the same reason the answer to “what is the rule here” is so often a shrug at a town office. The rule is real; it just is not organized the way a town is.

Allowed is new units the watershed can take at the DEP density. Zoned is what municipal build-out would produce. Where zoned runs ahead of allowed, the county calls it a municipal deficit and proposes extending sewer service rather than stopping building.

Where zoning is already ahead of the standard
15 town-and-watershed areas in the county are zoned for more units than the nitrate standard allows. That is not a moratorium and it is not a reason to walk away from a property. It is a planning gap the county says it intends to close by extending sewer service so fewer lots need their own system, and the plan says so in as many words.
